PHIL MORRIS

As the Director of Retail at CIP, Phil Morris brings over 11 years of experience and a deep understanding of the commercial real estate market. Phil has successfully overseen numerous transactions in retail, special uses, and flex/industrial spaces,  demonstrating a keen ability to identify and capitalize on market trends.

Phil’s expertise in strategic planning, tenant representation, and landlord services has consistently resulted in optimized leasing strategies and high client satisfaction. Known for a client-centric approach, he excels in crafting tailored, data-driven solutions that meet the unique needs of each client, whether it’s finding the perfect retail location, repurposing spaces for special uses, or navigating the complexities of commercial property acquisitions and dispositions.

In addition to his local market expertise, Phil has extensive experience in national franchise expansion, having spearheaded growth initiatives for several national brands. This includes successfully negotiating and securing prime locations, as well as guiding brands through market entry and expansion strategies across multiple regions.

Before joining CIP, Phil held pivotal roles at Resolut RE (formerly Retail Solutions), where he honed his skills in market analysis, negotiations, and portfolio management.

Recognized for his forward-thinking approach within the industry, Phil contributes to panels and consults with various industry groups and professionals, sharing insights on market trends and best practices. Phil is an active member of CTCAR, ICSC, TAR, and NAR, and often advises new ventures and emerging brands.

Outside of work, Phil continues his passion as a musician, playing in several bands. He is also a massive Austin FC fan. Most of all, Phil Morris enjoys family time with his wife Lora and their two boys, Miles and Hayes, which he believes contributes to a well-rounded perspective on both professional and personal life.
